At The Bedrin Organization, we treat our tenants like our customers! We never subscribed to the old landlord mentality that positioned the LandLORD as the Lords and the tenants as the little ANTS, TenANTS. In the old tenant landlord relationship, landlords had superiority complexes and treated tenants accordingly. This is far from our Bedrin Family principles. With decades of customer service experience in our office products business, we learned innovative trends that forever changed our approach to business. Those tactics, which made our office products business successful, clearly translated into our commercial real estate projects. It is the following principles that we attribute much of our success today.
Tenants are valued partners in our projects. Our tenants are the epicenter of the success of our shopping centers. As their businesses become successful and expand we provide them the resources to grow with us. We grow together. Our tenant’s success leads to our success, and thus we have a mutually beneficial partnership.
If tenants can’t pay their rent then we can’t pay our mortgage. Our tenant’s success is crucial to the health and longevity of our properties. We partner with our tenants and create ideal placement for their business within our centers to help them to create success. A healthy tenant mix is crucial to the vitality of our shopping centers.
Customers don’t shop at our centers because they like us…they come because the tenants deliver them a product or service that they need or desire. We have a tenant centered approach from property management to marketing, social media and everything in between. Every decision we make and everything we do is for the desired outcome of our tenant’s success.
We make sure our tenants get off on the right foot. We spend the extra money to make sure their HVAC has been serviced, and that their sign will light up. We guarantee the expensive items like plumbing, electrical, and mechanical will work for the 1st year. No tenant should have to walk into a situation where their first expense is fixing an old hot water heater.
It’s always easier to sell more services to our existing customers than to find new ones. Our most important “customers” are our existing tenants. Our philosophy is to nurture and expand on the valuable relationships we already have rather than expending the majority of our efforts chasing new “customers.”
We invest time in establishing valuable in-person relationships with our tenants. We take the time to meet with our tenants one-on-one to understand their future expansion needs. This helps us to find additional space for them or even allow them to expand into multiple locations.
Every tenant matters. No matter how big or small we value each tenant equally. We view each tenant as a long-term, multi store relationship, and it’s only a matter of time until we help them achieve those expansion goals.
